Brass Real Estate Funds Sells Dividend Building

San Antonio, TX — Monday June 23rd, Brass Real Estate Funds sold the building at 4202 Dividend. The building is approximately fifteen years old and contains 24,376 square feet, 10,476 square feet is office space and the remaining 13,900 is warehouse and manufacturing space. The Dividend building is now owned by Kennedy Wire Rope & String. Kennedy plans to occupy the project once its current occupant, Leisure Pools, vacates later this year.

The Dividend building was part of the Brass Real Estate fund that originally included The John Smith building, which sold last year, and The Atrium Building on Northeast Loop 410, which is currently the last building left in the Fund. Brass Real Estate is planning 500,000 s.f. office development in Alamo City

A company with a knack for taking on large projects has announced plans for its largest mega-development to date.

Brass Real Estate Funds has purchased 25 acres of land off of Interstate Highway 10 and Heuermann Road on the city’s far Northwest Side.

Plans for the site call for a new office community — emphasis on community.

Known as Brass Gateway, the project is expected to feature more than 500,000 square feet of Class A office development, according to Rick Rodriguez, who is the president of Brass Real Estate Funds. Read the rest of this entry »

Brass Funds Purchases 25 acres on I-10 for New Class A Office Development

San Antonio, TX — San Antonio based Brass Funds has purchased 25 acres for a planned 400,000 to 500,000 square foot development with I-10 frontage across from The Dominion Country Club. In the center of the property was one acre of residential area that had limited its previous owners, Laredo Westover Hills on development. Since its recent purchase, the site has been re-zoned from multifamily (R2) to C2, which would allow for Office Development.

The development will allow for 7-8 parking spaces per 1000 square feet, has planned multiple outdoor conference rooms, and goals to use all the natural beauty of the property to create a unique office space for its occupants. Brass Funds founder and CEO Rick Rodriguez said, “The property location and topography are perfect for our plans of creating a spectacular office environment that inspires creativity, productivity and successful businesses”. Brenda S. Younts, CPM, CCIM has joined Magi Construction as Director of Business Development

Ms. Younts, with over 20 years of experience with Commercial Real Estate, joins MAGI Construction as the Director of Business Development. She is responsible for growing the Company’s market share in San Antonio and surrounding areas. As a previous owner of a construction company and part of several commercial real estate developments, she brings an in-depth background of expertise to the MAGI team.

Ms. Younts is a Certified Commercial Investment Member Designee (CCIM) and Certified Property Manager (CPM). She holds a Directors position on the board for San Antonio Building Owner and Mangers Association (BOMA), actively participates with Commercial Real Estate Women (CREW), National Association of Women in Construction (NAWIC), Institute of Real Estate Management (IREM) and San Antonio Livestock Exposition (SALE).
