Metropolitan Hospital (2001)


MAGI is the General Contractor, through a delivery order contract program, for the Metropolitan Hospital. The projects it has completed and is currently managing include: tenant finish out of 5 medical offices, renovation and retrofit of the radiology lab, remodeling the general assembly/classroom meeting area. MAGI was chosen to these projects because of its expertise with occupied buildings and sensitive equipment as well as its competitive pricing.

 


North East Methodist Hospital Renovation and Addition (2001)


Magi is currently coordinating the expansion, renovation and retrofit of existing office, main operating room, post op recovery room, cashiers station and waiting rooms at North East Methodist Hospital. The work, which is administered in a Job Order Contract format, is scheduled to continue throughout the summer and early fall with minimum interruption to hospital personnel and patient services. Magi anticipates the completion of this project within budget and streamlined to maximize monies allocated for these upgrades. The current refurbishment initiative is in response to North East Methodist's commitment to providing state-of- the-art medical care to the San Antonio community.

 


Mirasol (1998-2001)


MAGI Realty is the Prime Design-Build Developer of the Mirasol Homes Communities. The project includes the design, financing, and mixed finance, mixed income HOPE IV development of five subdivisions which include 271 single family residential units. The project is being developed for the San Antonio Housing Authority. Permanent financing for the project is a HOPE IV grant from Housing and Urban Development (HUD). The Mirasol project encompasses these neighborhoods: The Mirasol Subdivision, Sunflower/San Joaquin, Villas of Fortuna, Blue Ridge/Menchaca and Palm Lake/NW 34th.

 


Gillette Square Project (1996)


Gillette square apartments are owned through a Limited Partnership controlled by MAGI and it's affiliates. MAGI Property Management Inc. is the General Partner, the Limited partner is J. Rick Rodriguez. Property Management is performed by MAGI Property Management Inc. Buyers broker representation was performed by MAGI Realty Inc. The renovation of Gillette Square was completed by our affiliate company, Complete Construction Management.

 


White and Red Ridge (1993)


This was a refurbishment of a mixed income property which provide and affordable deed restricted community in Pasadena, Texas. This project included refurbishment of 450 units in various states of repair with varying floor plans and utilized the allocation of $5.9 million in bonds was issued to acquire and revitalize. The impact to Pasadena and Southwest Houston was immense and has served as an example to those who have undertaken similar projects.

 


The Exchange Building (1992)


The Exchange Building (located in downtown San Antonio) was an office building that was converted into multi-family housing and comm ercial space on the first floor and mezzanine. This transaction involved mixed financing, including tax exempt financing with priva te activity bonds issued by the San Antonio Housing Finance Corporation (SAHFC), funds from San Antonio Housing Trust and the CDBG P rogram and an investment by the City of San Antonio. MAGI provided the financing for the project and J. Rick Rodrigez continues to hold a minority partnership interest.

 


Harpers Corner and The Crossing (1991-1992)


This mixed income project was the largest revitalization in the history of San Antonio at the time and at 588 units, it is still the largest multifamily community in San Antonio. The project was acquired in 1991 which was the year MAGI Realty Inc. and MAGI Property Management Inc. were established. The property was brokered by MAGI Realty Inc. to a partnership in which J. Rick Rodriguez was a partner. Equity was syndicated by MAGI. After being rehabilitated and leased at higher rental rates the property was sold, and is no longer held by MAGI, or any associated company. The Crossing holds the distinction of completing the property life cycle of multifamily communities; from original construction, refurbishment and acquisition by various entities.
